TERMS AND CONDITIONS

MINIMUM STAY – in high season normally one week from Saturday to Saturday. The property will be available from 4pm on the first day of your holiday. Please vacate it by 10am on the final day.

LOW SEASON SHORT BREAKS – shorter breaks (minimum three nights) may be available in low season and, at our discretion, at other times. The property will be available from 4pm on the first day of your holiday. Please vacate by 10am on the final day.

DEPOSIT - A deposit of £50 is payable at the time of booking. The balance is payable 4 weeks before your arrival date.

RESERVATIONS - will be held for 1 week from request to receipt of deposit.

IF YOU CANCEL – if you cancel more than four weeks before the start of your holiday, we will refund your deposit, less an administration fee of £20. If you cancel within 4 weeks of your arrival date, you will be responsible for paying the full cost of your holiday. However, if we are able to re-let the property, we will refund your payment, minus the administration fee of £20. It is your responsibility to ensure you have adequate insurance to cover any losses should you need to cancel your holiday.

IF WE CANCEL – we will make every effort to honour your booking. If, due to circumstances beyond our control, we have to cancel more than four weeks before the start of your holiday, we will refund your deposit and offer a 25% discount on your next booking with us. If we have to cancel four weeks or less before your arrival date, we will refund the full amount you have paid and offer a 50% discount on your next booking.

BED LINEN AND TOWELS – bed linen will be provided for the double and single beds. A bath towel and hand towel per guest will be provided along with a bathmat and tea towel.

BREAKAGES AND DAMAGES – you are responsible for the cost of replacing or making good any breakages or damage caused by you or any other members of your party or visitors.

CHILDREN – are welcome. We can provide a safety guard for the stairs and a fire guard on request – please let us know in advance if you need these. You are responsible for providing any further equipment they may need, including cots, cot linen etc. It is your responsibility to ensure that children are adequately supervised while they are on our premises and that they respect the peace and privacy of our neighbours.

PETS – well-behaved pets will be considered, by prior arrangement, on the condition that they are not left unsupervised in the property or allowed in the bedrooms or on furniture. A small charge will be levied for the additional work likely to be incurred for our cleaners. You are responsible for the cost of making good any damage caused by your pet (or a pet belonging to someone who visits you). Should your pet foul the garden, which is used by small children, please clean up any mess immediately and dispose of it in the outside bin.

CLEANING – you are responsible for leaving the property clean and tidy at the end of your holiday. The property is cleaned between lets, but if it is left in such a state that it requires additional cleaning, you will be responsible for any extra costs incurred.

ELECTRICITY – included in the price

CAR PARKING / CYCLE STORAGE – free parking for one car per property is available in the car park in front of the adjacent hotel. Parking is not allowed next to the property, except to load or unload your vehicle, after which it must be taken immediately to the car park. Complimentary cycle storage can also be arranged, subject to availability. Parking / storage is at the vehicle owners’ risk.

HEALTH AND SAFETY - we make every effort to ensure that the facilities we provide comply with the latest regulations and are safe. You are responsible for taking reasonable steps to ensure your own safety, and that of other members of your party, while on our premises. In rural Wales some systems may be different from what you are used to back home. Please read the safety instructions in the information folder in the lounge, and use the equipment and safety equipment we provide appropriately.

SMOKING – of any type is not permitted in the property; it is prohibited by Welsh law.
